La creciente presencia de las SOCIMIS en España y su impacto en el mercado inmobiliario

El objetivo de este proyecto de investigación es estudiar la creciente presencia de las Sociedades Cotizadas de Inversión en el Mercado Inmobiliario, conocidas también bajo el acrónimo SOCIMI, y el impacto que han tenido en el mercado inmobiliario español.

Este tipo de sociedades nació en el año 2009, tras el estallido de la crisis económica como medida para incentivar la inversión en el mercado inmobiliario. No obstante, la legislación del momento no era lo sufrientemente atractiva para incentivar la inversión en esta industria. Fue ya en 2012 cuando el cambio legislativo, especialmente el relativo al régimen fiscal, supuso un gran incentivo que impulsó el nacimiento de las SOCIMIS y la inversión en el mercado inmobiliario.

En los últimos años, estas sociedades cotizadas se han convertido en uno de los vehículos inmobiliarios más atractivos para inversores que persiguen obtener rentabilidad y que apuestan por un negocio estable basado en la compra de inmuebles para su posterior arrendamiento. A día de hoy, hay cerca de 70 SOCIMIS españolas que cotizan en mercados oficiales.

The main objective of this research project is to analyse the growing presence of the Spanish Real Estate Investment Trusts, also known as SOCIMIS, and the impact of these entities in the real estate industry.

This type of companies arose in 2009, after the outbreak of the economic crisis as a measure to incentivize investment in the real estate market. Nevertheless, the legislation at the time was not sufficiently attractive to encourage investment in this industry. It was only in 2012 when the legislative change, especially the one relating to the tax regime, resulted in a major incentive that made both SOCIMIS and investment in the real estate market popular. As of today, there are close to 70 Spanish SOCIMIS listed in official markets.
